Summary of recent projects
Since 2005, I have overseen the design and/or directed the construction of nearly $50M of eldercare facilities. The emphasis has been on bringing innovation and team work together to create beautiful facilities that cost less to build and operate more efficiently than was believed possible. The work has been nearly equally divided between major renovations and ground up projects.

In Godfrey, Illinois I designed a very attractive 57,000sf, 80 unit facility that is being constructed for $105/sf in a very difficult union environment. More importantly, the building is exceedingly green and is projected to have utility bills of less than $3,000 per month! The project appraised for $13M and is being delivered, all in for less than $7.5M.

In St Louis I was presented a seven story, 1960's vintage Holiday Inn right on Route 66. Prior legitimate construction estimates placed the renovation costs at well over $10M to convert it into a licensed 108 unit assisted living facility. By using the first geothermal PTAC unit system in the City of St Louis and numerous other innovations, the construction budget was reduced to only $6.2M and will operate for approximately 50% of the projected energy costs. In addition, during the renovation, the facility increased its occupancy to 50%.

In Hattiesburg, Mississippi I designed a more luxurious 80,000sf, 90 unit facility on a very difficult parcel (extremely long and narrow). Antebellum styling and extensive landscape were employed to make the project a community stand-out. More importantly, because the design is so simplified, it was able to be built with all wood modular construction. Construction costs were less than $100/sf, plus they fully qualify for Go Zone tax credits of $750,000.

Other existing facility acquisitions have been made possible with innovative and cost effective solutions to satisfy 'pathway to safety' issues. Aggressive handling of sprinkler and mechanical system upgrades is particular areas of expertise.
